"I think the neighbors are going to be thrilled to death," one zoning board member said of the planned eight-unit project on Elm Street.
Members of the Madison Zoning Board of Adjustment on Thursday approved an application to build an eight-unit townhouse development on Elm Street in place of a liquor store and apartments currently at the site that the owner's engineer described as being in "poor condition." All six board members who voted on the project supported it. Diane Driscoll and Timothy Blair said they saw the plan as an "improvement" for the neighborhood. "I think the neighbors are going to be thrilled to death," Driscoll said. Although he said it wouldn't take much to improve what's on the site, Ronald Poeter said the proposal was a good one. "Anything would be an improvement," he said. "I think overall they've come up with a great plan." Apartments at the site …

Elm Street application up for vote at zoning board's May 10 meeting.
The owner of two Elm Street properties that the owner's engineer says are in "poor condition" and that have apartments with a history of violations documented by borough fire and zoning officials has proposed demolishing the buildings, including Madison Liquor & Convenience, and constructing a new, eight-unit townhouse development at the site, according to documents on file with the borough planning and zoning office. The application for 4 and 6 Elm Street, just off Park Avenue, has been heard by the Madison Zoning Board of Adjustment over the last few months because building the condos would require a variance to allow double the housing density allowed in the R-5 Multi-Family Residential zone. The properties sit on a total of about 0.7 …

Borough to cite fire, zoning violations.
Correction: Ralph Pirro is the owner of 64 Ridgedale Ave. He was incorrectly identified in an earlier version of this article that sourced information from Morris County tax records. A Madison landlord will be cited by the borough for fire and zoning violations for converting a single-family home into a "rooming house" with 12 occupants. Borough officials have convened an emergency meeting of the Housing/Safety Committee to meet with the property owner due to the serious nature of the incident, Borough Administrator Ray Codey stated in an email response to inquiries from Patch. "The owner has already been notified that he will be cited for fire and zoning violations," Codey said. "The purpose of the meeting is to coordinate the transition …

Variance was already approved, but had to be voted on again after the structure was leveled.
The owner of the structure at 23 Orchard St. which was originally approved for additions making it a two-family home in what is a single-family zone was given the OK to continue construction. Thursday night the Zoning Board ruled that the variance application was consistent with the approval granted on Oct. 8, though not before much deliberation and some new provisions. Though the application was approved originally at a prior meeting, the structure was leveled and could have been considered a brand new construction. The owner of the property, Kevin Gero, and his architect Alan Andreas, owner of ASA Architectural Design, said once the renovations began on the home it was discovered that the foundation was in poor shape and would not have …

Property at 13 Madison Ave. will be both for office and residential use.
The Madison Zoning Board voted twice on a piece of property located at 13 Madison Ave., approving both the use variances and the site plan at different times during the meeting. The application was put in by 13 Madison Avenue LLC, which was represented by attorney Brian Burns of Burns & Schaffer of Florham Park at the meeting held on Thursday night. John McManus, president of McManus Builders and McManus Design Group runs the company with his brother, Joe. The request before the board was to take the historical building on the property – which is located in a professional zone – and while preserving it, turn it into an office and residential mixed-use structure. A two-bedroom apartment would be located above the business offices. There …

Twenty years in Madison, plenty active as a volunteer, paid enormous taxes to send your kids to a great school district, but that still makes me a "newbie", at least based on the backwards views of the people who "built" Madison. Btw, I'm not the one who made the class warfare comment!   more ›
