Zoning Board Approves Five Residential Applications

Elm Street townhouse review postponed.

The Zoning Board of Adjustment got a bare quorum of four members Thursday night at , but that was enough to approve a raft of applications.

Vice Chair Joe Santoro presided, joined by members Toni DeRosa, Nancy Northrup and Ron Poeter. Board attorney Gary Hall also attended.

The application from LVJJ Investments regarding development of a nine-unit townhouse project at 4-6 Elm Street was carried over to the board’s next meeting.

The board also announced that the next special meeting concerning the ongoing dispute over plans to install lighting at Chatham’s Cougar Field would be held Dec. 22.

Among the night’s agenda items under unfinished business, applicants Jim and Jodi Bartie of 42 Hillcrest Road requested permission to construct a detached two-car garage in an R-2 (Single-Family Residential) Zone requiring relief from maximum impervious lot coverage. The application, carried over from the board’s meeting of Nov. 10, was approved unanimously.

Jim Malcolm of 24 Maple Avenue, requested permission to construct a one-story rear addition, stairs and sidewalk in an R-3 (Single-Family Residential) Zone requiring relief from maximum principal building coverage and maximum impervious lot coverage. The application, carried over from the Nov. 10 meeting, received unanimous approval.

Dorothy Meaney of 3 Candlewood Drive requested permission to construct a deck, paver patio and walkway in an R-1 (Single-Family Residential) Zone requiring relief from maximum impervious lot coverage. After discussion and with the condition that a functioning drywell be added, the application received unanimous approval.

In new business, Timothy and Corinne Blair of 80 Ridgedale Avenue requested permission to construct a brick paver patio, sidewalk and retaining walls in an R-3 Zone requiring relief from minimum driveway/patio setback. The application received unanimous approval.

Judith Tiernan of 7 Leigh Drive requested permission to construct a covered front porch, driveway widening and paver patio in an R-3 requiring relief
from minimum front yard setback, maximum principal building coverage and maximum impervious lot coverage. After the board suggested a revised plan showing adjustments to the driveway, it approved the application unanimously.

In the night’s final application, Steven and Maria Aloupis of 72 Glenwild Road requested permission to construct a two-story addition, one-story garage addition, paved driveway, realignment of existing gravel driveway, and rear
walkway in an R-1 Zone requiring relief from minimum side yard setback, maximum principal building coverage, maximum impervious lot coverage and minimum driveway setback. After discussion, board attorney Hall told Steven Aloupis that the plan’s numbers “are just too big,” but added that Aloupis should “give it your best shot” and return with a revised proposal to the board’s Jan. 12 meeting.
