12-Unit Apartment Building Will Neighbor Historic Theater

A four-story building under construction next to a historic theater on Central Avenue in Madison will have parking on the ground floor and four apartments on each of the floors above it, according to a plan for the site approved in 2007.

A small rental office also would be on the ground floor with the 23 parking spaces. The office space could eventually be used by another business that does not have high parking demand, a Planning Board resolution says.

Plans call for a 48-foot tall building at 21 Central Ave. The CBD-2 Zone allows for a maximum height of 60 feet and the original application called for 52 feet. Plans originally called for demolishing the former Savoy Theater building, which most recently housed an auto parts store, but were revised.

The plan was filed by Rocco Iossa's Rose City Property Group. The applicant "cooperated with the Borough of Madison and with the Historic Preservation Commission of the Borough of Madison to revise the plans to provide for a partial preservation of the front portion of the former Savoy Theater," a Planning Board resolution says.

Access to the parking lot is from Elmer Street.
